Advanced Financial Tools for Asset Managers - Part 2 (CHAM)
This advanced course equips asset managers with the financial expertise to manage affordable multifamily housing effectively. You will learn to analyze investment returns, determine sustainable debt levels, and model Low-Income Housing Tax Credit (LIHTC) scenarios to guide strategic decisions. The curriculum explores tax impacts on property performance, compares loan structures, and provides tools to evaluate refinancing opportunities. Through hands-on exercises, you will calculate debt service, assess portfolio health, and plan Year 15 strategies. By completion, you will confidently apply advanced financial tools to strengthen asset performance and advance long-term, mission-driven housing goals. This class is the second of a two-course series focusing on advanced financial analysis topics of interest to affordable housing asset managers. This class includes a post-course exam, successful completion of which is required for the CHAM® designation. The Advanced Financial Tools curriculum assumes that participants are proficient in the use of Excel. Successful completion of AM291 (Financial Tools for Asset Managers) as well as of the first half of the Advanced class (AM321vc) are prerequisites for this course.

This faculty-led course takes place over four weeks and includes up to a 90-minute weekly live web conference session, self-paced online assignments and the use of peer discussion forums. Learners should expect to spend approximately four hours per week on course related reading and assignments. All required coursework is due by 11:59 p.m. PT on the designated day of class.

- A course on affordable housing development or rehabilitation.
- To earn the designation, the candidate needs to pass the final exams for each of the courses and successfully complete the practicum as part of Advanced Housing Asset Management (AM351).
