HO111: Home Equity Conversion Mortgages - August 31, 2026
This course provides comprehensive training on FHA-insured Home Equity Conversion Mortgages (HECM), equipping participants to counsel older homeowners and prepare for the HUD HECM Exam. Explore reverse mortgage fundamentals, client and property eligibility, principal limit calculations, payment options, and loan costs. Learn to use software for loan estimates, understand the impact on public benefits, and compare products using TALC disclosures. The course covers the HECM counseling protocol, fraud prevention, and alternatives to HECM loans. Through case studies and hands-on exercises, participants will develop the knowledge and skills needed to deliver effective, protocol-compliant HECM counseling.

D Nathan Cieszynski began his career in Mortgage Banking in 1998 and transitioned to the non-profit sector in 2012. He is a HUD Certified HECM Counselor and has managed multiple housing counseling and fair housing programs. Since 2020, Nathan has consulted nationwide, developing and delivering training for default counseling, fair housing, and HUD Compliance. He continues to provide contract HECM counseling across the country.
