AM322vc: Advanced Financial Tools for Asset Managers - Part 2

This course is the second in a two-part sequence and counts towards the Certified Housing Asset Manager designation. You’ll dive into sophisticated measures of property performance, exploring long‑term investment returns, equity growth, the value of future cash flow, and the earning power of an asset using affordable housing scenarios. You’ll also navigate debt restructuring, refinancing strategies, and key LIHTC considerations, including investor returns, recapture risk, and Year 15 planning. Intermediate Excel skills are recommended.

This class includes a post-course certification exam, successful completion of which is required for the Certified Housing Asset Manager designation. The Advanced Financial Tools curriculum assumes that participants are proficient in the use of Excel.

Successful completion of AM291 (Financial Fundamentals for Asset Managers) as well as of Part 1 of the Advanced class (AM321vc) are prerequisites for this course.

This faculty-led course takes place over four weeks and includes up to a 90-minute weekly live web conference session, self-paced online assignments and the use of peer discussion forums. Learners should expect to spend approximately four hours per week on course related reading and assignments. All required coursework is due by 11:59 p.m. PT on the designated day of class.

Katherine has over 25 years of experience in the affordable housing industry, working in project development and asset management. Katherine joined EAH Housing, located in the San Francisco Bay Area in 2023 as SVP Portfolio, and was promoted in March 2024 to Chief Portfolio Officer, overseeing Real Estate Management, Resident Services, Asset Management & Compliance operations. Before EAH, she was SVP Portfolio for BRIDGE Housing for eight years where she oversaw long-term portfolio strategies. Katherine also has worked for the LIHTC syndicator, RBC Capital Markets, for seven years as a VP-Development Risk Manager. There, she was responsible for a portfolio of properties under construction and lease-up, totaling over $280 million in equity investment and over 3,300 units throughout the United States. She was Director of Asset Management for Resources for Community Development in Berkeley, CA, for three years. She began her career in Massachusetts at The Community Builders as a Real Estate Development Project Manager. Katherine has also been an instructor for NeighborWorks America, teaching courses for the Asset Management Specialist & CHAM Certification since 2015.

The Certified Housing Asset Manager™ designation represents advanced proficiency in affordable housing asset management. Recipients have completed rigorous training in evaluating property and portfolio performance, applying LIHTC compliance strategies, and implementing risk management practices. Through a hands-on practicum, candidates develop an asset management plan for their own property, demonstrating applied skills that directly benefit their organizations. This credential confirms readiness to lead asset management functions across nonprofit, for-profit, and public housing sectors.
